  • Why should I rent a vacation rental instead of a hotel room?

    A vacation rental is much more like a home. Each unit is individually owned and is decorated in a unique style. Most units we offer for rent have full kitchens which can cut down on costs and provide convenience, especially when traveling with children! The pictures on our website are actual depictions of the unit and its view. Hotels can guarantee a view category but do not let you know the exact unit # nor do they say how good the view will be.

  • What is the difference between VRBO/HomeAway, AirBnB and your site?

    VRBO/HomeAway, AirBnB are advertising sites. We are the property management company that manages everything from marketing to maintenance and housekeeping. We advertise on VRBO and other sites to get our homes the most visibility.

  • Are bed linens and towels included in the vacation rental fees?

    All vacation rentals have sheets for every bed and sofa bed; bath, hand and face towels; pool or beach towels; and kitchen linens.

  • Is there wireless or high-speed internet?

    Every vacation rental we have in our inventory has WiFi.

  • How much money is due and when?

    $500-$1000 is due as a reservation deposit. The balance will be due 30 days before arrival.

  • Can you hold a place for me for a few days, a week, or until I decide?

    As a rule we do not hold dates.

  • What is your cancellation policy?

    If you cancel within 30 days of your arrival, there are no refunds. Thirty-one days and before a $250 cancelation fee will be charged then the balance will be refunded.

  • Do you provide daily maid service?

    In order to keep our rates lower than hotel rates, we do not provide daily maid service. This leaves you with privacy and the convenience of washing your own laundry. Maid service may be arranged for a nominal fee. Please contact our office for details.

  • We have run out of toilet paper, dishwashing soap, etc. Can you bring us some more?

    The housekeeping department provides a starter kit of necessities in the kitchen and bath(s), and these items will need to be replenished by guest(s) as needed.

  • We are neat people; can we clean the place ourselves and skip the normal cleaning fee?

    No. We use the CDC’s guidance and protocol for cleaning and disinfecting. Before departing, we ask that guests wipe up, gather the linens, take out the trash and turn the dishwasher on before leaving.

  • Will you consider a pet?

    If a vacation rental is pet friendly, the advertisement and listing will say so.

  • 11. Can we smoke on the balcony or patio with the windows open?

    No. All units are strictly nonsmoking. Smoking is never allowed anywhere on any of our properties. Some of the locations also enforce no smoking policies on their grounds. Smoking in a unit is cause for immediate eviction with no refunds.

  • Does a baby count toward the occupancy limit?

    A baby sleeping in a pack-n-play does not count toward the occupancy limit

  • Can we have 1 toddler, child, teenager, young adult or adult more than the occupancy limit?

    Our occupancy limits are strict. We cannot make exceptions. This keeps our properties well-maintained and our neighbors, owners, and homeowners’ associations happy.

  • Do I have to pay the tourism fee or hotel tax?

    Yes, so we can ensure that our vacation rentals adhere to all City, County, Tourism Districts, Hotel and Business tax and license requirements. We comply to the letter of the law.

  • What time is check-in? What time is check-out?

    Check-in is 3-5 PM where in-person check-in is required (late arrivals are $50). Check-in is any time after 3 pm for remote access properties. Please do not arrive early at your vacation rental; we need this time to prepare your vacation home for your stay. Check-out is at 10 AM sharp. Again, we need this time to prepare the vacation rental for the next guest.

  • Can we have early check-in? Or late departure?

    That depends. During the high season or holidays, no. Back-to-back rentals require a tight schedule from our crews. At other times we may be able to arrange something ahead of time for a small fee. Fees are used to compensate the people who do the work to prepare your vacation rental – to adapt their schedules or hire more help. HOWEVER, please do not call for early arrivals and late departures on the day of arrival or departure at your vacation rental. We will not be able to accommodate you and you will be charged an extra day’s rent for late departures.

  • Will you negotiate the price?

    Our prices are firm and fair. We will occasionally offer last-minute specials so we encourage you to sign up for our email list.

  • Are there exceptions to the 3-night minimum?

    Not at this time.

  • Are your vacation rentals handicap accessible?

    That depends on the unit and your needs. Please inquire. We will try to put you in a unit that will suit your needs.
